Getting Started with Your Micro Business: a Workbook for LLCs
If you purchased a copy of this workbook last year, note that
- The allowable charge for mileage has changed for 2004 to thirty-seven and one half cents ( 37.5¢) per mile,
and is forty and one half cents (40.5¢) per mile in 2005.
- You need to check with your insurance provider about coverage if you ever have clients or tenants in your home. Your home owners insurance may not cover incidents that occur in your home office or elsewhere in your home if the visitor was there in a business context. Some insurance providers will insist that you have business insurance if you have as few as two properties and tenants come to your home to sign leases or deliver rents. Also, remember that equipment owned by your small business may not be covered by your home owner's insurance for fire and theft.
Tip for Real Estate Investors:
Are you tired of running back and forth to show a property, only to find
that it is inappropriate for most prospects? Try having your prospects
call a voice mail line first.
On the message, describe the features and benefits of the property, then
give directions to the site. Invite your callers to drive around the
neighborhood to ensure this property is right for them. Put flyers in a
box attached to your sign in front of the property, and attach applications
to each flyer. In your message, ask the prospect to take a flyer, fill
out the application, and call a direct number for an appointment if they
are interested in going further. They can bring the completed application
to their appointment to view the inside of the home.
These simple steps will help to qualify your prospects ahead of time, and
save you time and effort.
